Location.
Hallways smell heavily of cigarette smoke (second time I've stayed there and smell persists.) TV had an annoying buzz. Changed rooms and TV in new room also buzzed.

The staff was very friendly.
Having to park around back and walk all the way around to the front to get in.
The hotel was clean, the staff was friendly. We would definitely go back to stay there again.
